From Concept to Completion: A Ground-Up Development for RWJBarnabas Health
The Anne Vogel Family Care and Wellness Center is an 82,000-square-foot, $34 million outpatient facility developed in partnership with RWJBarnabas Health and Children’s Specialized Hospital. Located at the Monmouth Mall in Eatontown, NJ, the project serves as a flagship outpatient destination for the system, offering comprehensive services including children’s care, laboratory services, a LiveWell Center, urgent care, and women’s health. Completed in 2022, the project is a key component of RWJBarnabas Health’s broader ambulatory strategy in Monmouth County.
THE CHALLENGE
RWJBarnabas Health’s hospital in Long Branch, Monmouth Medical Center, was facing geographic limitations restricting outpatient growth. With population trends shifting inland, RWJBarnabas Health needed a more accessible and scalable location to expand its outpatient services and reach new patients. In order to aid RWJBarnabas Health’s strategic outpatient goals, Rendina was tasked with the following:
- Identify and secure a suitable site in a competitive, high-demand retail corridor
- Navigate redevelopment of a former Fortunoff property with complex site constraints
- Coordinate with multiple RWJBarnabas Health stakeholders across service lines
- Integrate distinct clinical programs under one roof to foster operational efficiency
- Deliver the project on an aggressive timeline to meet RWJBarnabas Health’s strategic goals
Rendina’s Solution
Rendina collaborated with RWJBarnabas Health on a strategic solution that aligned healthcare expansion with mixed-use redevelopment at the Monmouth Mall. Working closely with the property owner and local stakeholders, Rendina:
- Identified and secured the site within a complex redevelopment zone
- Led the entitlement and zoning process, including a successful master plan amendment and court challenge
- Provided full development oversight, including design and project management
- Structured financing and ownership, supporting long-term health system goals
- Facilitated system-wide analysis and board approvals to support strategic alignment
Results
Rendina delivered a transformative new ambulatory care destination that advances RWJBarnabas Health’s mission of providing accessible, patient-centered care in the community. The new facility brought together a wide range of services under one roof in a highly visible, high-traffic location.
