A Physician Partnered Approach to Facility Development
Campbell Clinic Orthopaedics, a nationally recognized leader in musculoskeletal care, engaged Rendina Healthcare Real Estate to provide comprehensive design and construction oversight for its flagship outpatient facility in Germantown, TN. The 120,000-square-foot, four-story facility includes a surgery center, orthopaedic clinic, imaging, physical therapy, and a high-performance sports rehabilitation suite. This represented the largest capital investment in the Clinic’s 100+ year history and its first ground-up development in more than two decades.
Unlike traditional development models, Campbell Clinic retained ownership of the real estate while partnering with Rendina on a fee-for-service basis to lead the project through all design and construction phases.
THE CHALLENGE
Campbell Clinic needed a trusted partner to lead the design and construction of a major new facility to support the organization’s clinical growth and physician recruitment strategy. The challenges included:
- First ground-up development in more than 25 years
- Largest capital investment in the Clinic’s history
- Required expansion of Certificate of Need (CON) approval
- Growing demand for outpatient surgical services and clinical care
- Need to recruit physicians and accommodate future growth
- No internal capacity to manage complex design and construction activities
Rendina’s Solution
Operating under a fee-for-service model, Rendina served as an extension of Campbell Clinic’s leadership team, managing all aspects of the design and construction process while the Clinic maintained ownership of the real estate. Services included:
- Competitive RFP process to select design consultants and general contractor
- Site planning and entitlements, including coordination with local authorities
- Oversight of civil engineering, design development, and space programming
- Management of value engineering, constructability reviews, and FF&E coordination
- Construction oversight including budgeting, scheduling, quality control, and compliance
- Coordination of all submittals, change orders, and owner/architect/contractor meetings
- Seamless project turnover and handoff to property management
Results
Delivered on a fee-for-service basis, the project met every goal Campbell Clinic set—on time, on budget, and with minimal client burden. Results include:
- Project delivered on schedule and within the $33.7 million budget
- Doubled Campbell Clinic’s surgical capacity
- Expanded clinical space by 30,000 square feet
- Strengthened physician recruitment and regional market position
