From Design to Delivery: A Full-Service Healthcare Destination in Bayonne
Rendina partnered with RWJBarnabas Health to develop an 80,000-square-foot outpatient facility in Bayonne, NJ, delivering a full-service healthcare destination anchored by a 24/7 freestanding emergency department. The four-story facility also includes diagnostic imaging, primary and specialty care, and a 309-space structured parking garage. Rendina assembled the development site from five separate landowners, including the City of Bayonne, and managed the entire development and construction process. This was the sixth project between RWJBarnabas Health and Rendina, part of a portfolio exceeding 400,000 square feet of completed facilities across New Jersey.
THE CHALLENGE
Bayonne’s Broadway corridor had long been a blighted downtown district in need of revitalization. Meanwhile, the city’s growing population was placing increasing strain on nearby emergency departments, particularly Jersey City Medical Center, which was operating beyond capacity. RWJBarnabas Health sought to expand access to high-quality care by establishing a new ambulatory hub in Bayonne. The project site, however, presented a series of urban redevelopment hurdles:
- Existing commercial and residential structures required demolition
- A complex property assembly process involving negotiations with multiple landowners
- The need for new zoning ordinances and redevelopment designations
- Limited available land requiring a structured parking solution
- Extensive permitting and approvals at local, regional, and state levels
Rendina’s Solution
Rendina served as the lead developer and construction manager, guiding the project from concept to completion. Working collaboratively with RWJBarnabas Health and city officials, Rendina:
- Assembled the development site from five separate landowners, including the City of Bayonne
- Led rezoning efforts and secured redevelopment designation from the city
- Coordinated all local and state approvals and permitting
- Oversaw demolition, site work, vertical construction, and garage development
- Managed communication with community stakeholders and government officials
- Delivered a comprehensive outpatient healthcare facility on time and on budget
Results
RWJBarnabas Health at Bayonne opened in 2017 and quickly became a catalyst for community renewal along the Broadway corridor. The facility has provided expanded access to emergency and outpatient services while stimulating local economic activity.
